Regenerating the Fascally Recreation Area into an inclusive community destination, creating lasting social, environmental and economic benefits for Brora and the wider Clyne area.

Estimated Cost

£2,000,000

What do you want to do?

Clyne Community Complex is leading an ambitious community-led project to transform the Fascally Recreation Area into a vibrant, accessible and sustainable community complex for Brora and the wider Clyne area.

Our vision is to create a destination where people of all ages and abilities can enjoy sport, recreation, wellbeing, learning and community activities in one safe and welcoming environment. Phase 1 will establish the foundations of this vision by renovating the building previously know as the Heritage Centre into a modern community facility, restoring the former football pitch to playing standard, creating accessible walking and cycling paths, developing an inclusive play park, enhancing the landscape and installing renewable energy to reduce future operating costs.

This is the first stage of a long-term masterplan that will provide lasting benefits for local residents, schools, sports clubs, community organisations and visitors. By creating a high quality community asset, we aim to improve health and wellbeing, encourage active lifestyles, support local groups and create opportunities for future generations to enjoy and take pride in this unique community space

Why is your project important for your community?

The Fascally Recreation Area has the potential to become one of the most valuable community assets in the area, but much of the site is currently underused and no longer meets the needs of our community.

This project will create a safe, accessible and inclusive space where people of all ages and abilities can come together to enjoy sport, recreation, learning and community activities. It will improve opportunities for people of all ages, support local sports clubs, encourage healthier lifestyles, provide accessible facilities for people with disabilities and create welcoming spaces for community groups and visitors.

By investing in the site now, we will protect and enhance an important community asset for future generations. The project will also help strengthen community connections, encourage volunteering, support local events and create a sustainable facility that the whole community can be proud of. It is about much more than improving a park—it is about creating a lasting legacy that improves health, wellbeing and quality of life across the community.

What positive impact will your project have?

The project will create a lasting positive impact by providing a safe, accessible and inclusive community space that can be enjoyed by everyone, regardless of age or ability.

It will encourage healthier and more active lifestyles through improved sports and recreational facilities, accessible walking and cycling routes, and new outdoor spaces for play and exercise. The redevelopment will provide modern facilities for local groups, schools and sports clubs, creating more opportunities for learning, volunteering, social interaction and community events.

The project will also improve mental wellbeing by creating welcoming green spaces where people can meet, exercise and spend time outdoors. By investing in renewable energy and sustainable infrastructure, we will reduce future running costs and help ensure the long-term sustainability of the facility.

Overall, the project will strengthen community pride, increase participation in local activities, bring people together and create a valuable community asset that will benefit current and future generations.

What key milestones have you achieved so far and what are your next steps?

A significant amount of preparatory work has already been completed to develop a clear and achievable vision for the regeneration of the Fascally Recreation Area. Initial feasibility work has included assessing the condition and potential of the site and existing buildings, considering drainage requirements for reinstating the former football park, developing a phased masterplan and concept designs, preparing Community Asset Transfer documentation, identifying potential planning and environmental considerations, and engaging with potential funding partners and key stakeholders.

Clyne Community Complex is also progressing towards becoming a Scottish Charitable Incorporated Organisation (SCIO), providing a strong governance structure to lead the project.

Our next steps are to progress the Community Asset Transfer, undertake detailed technical surveys and professional design work, complete detailed costings, secure funding and begin delivering Phase 1 of the regeneration project.

Anticipated Start and End Dates

Phase 1

Anticipated Start Date: December 2026

Anticipated End Date: December 2029

These dates are indicative and are based on the successful progression of the Community Asset Transfer, completion of detailed design and technical work, and securing the necessary funding. The project has been planned to ensure it is ready to commence by December 2027. Delivery will be phased to ensure the long-term regeneration of the site is achieved in a sustainable and well-managed way.
