Proposal code: THC-2026-03-78

In 2026-27 we want to advance our community shop proposal to shovel-ready stage so we can reinstate key local facilities after 20 years with no provision.

Estimated Price

£35,000

Edinbane and Communities Company (ECC) has been progressing the reinstatement of our village shop since it was identified as a top priority for the community in a 2018 consultation on the future of our area. ECC acquired the site of the former village shop and petrol station in 2020 with assistance through the Scottish Land Fund. Since then we have acquired additional adjoing land and progressed designs for the redevelopment of the 0.223 ha site in consultation with the community. The initial feasibility for the whole site development was produced in 2023 and subsequently a decision was taken to progress the community shop element as a stand-alone first phase. We have since taken the shop design through to planning RIBA stage 3. We now want to advance the design through to RIBA Stage 4b (production of tender documentation) to be in a position to bid for major capital regeneration funding in 2027.

Lack of key facilities - food and grocery shop, post office and ancilliary services - was identified by the Edinbane community as a shortcoming in 2018, and since then planned growth of the village has increased the potential demand and market. Currently residents must travel 8 miles to Dunvegan or 12 miles to Portree for all essentials, as must visitors staying in the busy Edinbane campsite. This imposes additional costs on residents and makes Edinbane less attractive to new residents and families. Reinstating the key community facilities is a priority regeneration project for ECC. We intend to operate the shop as a community enterprise through a wholly owned trading subsidiary, creating sustainable local employment opportunities, building community wealth, and keeping more of the spend circulating in the local ecomomy.
