The Development Phase (RIBA 1-4) of the Sustainable Living in Applecross project to deliver 14 affordable homes and 6 business units is nearing completion, with the Planning Application submitted in March and the Building Warrant Application in April 2026. 

Applecross Community Company (ACC) now seeks funding for the Quantity Surveyor to prepare the commercial documentation needed to go out to the market, including the Pre-Tender Estimate; Bills of Quantities; tender documentation, procurement & strategy finalisation and value engineering.

The project will enable Applecross to attract and retain economically active households, young families, key workers etc. This will help to retain a viable population to support the nursery and primary school rolls and continuation of core public services, including the GP surgery, shop, post office etc.

These goals align with the Wester Ross, Strathpeffer and Lochalsh Area Place Plan. The project is recognised as a priority for affordable housing in the Highland Council Local Housing Strategy and is included in the Highland Council’s Strategic Housing Investment Plan 2025-30.

The Quantity Surveyor work is essential for the Sustainable Living in Applecross project to enable ACC to transition into the capital build / renovation phase.

The quantity surveyor will deliver cost certainty and robust financial governance by (1) updating the formal cost plan using fully developed technical designs and specifications; (2) producing itemised schedules and measurements that quantify materials, labour, and work packages; (3) preparing the tender documentation; (4) confirming the procurement strategy; and (5) helping ACC to tender and select the contractors as well as advising on contract terms and conditions.

The Quantity Surveyor's work concludes the Development Phase of the Sustainable Living in Applecross project. Planning and Building Warrant applications submitted in spring 2026 are being processing. ACC has capital funding commitments for construction (RIBA 5-6) of 6 business units, 14 houses, and infrastructure from various organisations, including RIHF, HIE, RCGF, Albyn Housing, and SNIB. Formal funding applications can only be submitted after ACC appoints contractor(s) following a transparent tendering process.
